The house at
Glenac, which requires
restoration and modernisation, is however habitable. Keith
and Margaret live comfortably in the house during the boat
rental season. It is close
to both the slip where all the boats are slipped, and thus
an integral part of the Day Boat business which could not
function without the storage and hard standing space close to
this slip, and the boat base 7 minutes away at La
Gacilly.

There is a
wood burning stove fitted in the main living area, a newly
fitted, tiled bathroom (bath with shower over, WC and wash
hand basin). The septic tank drainage
system was fitted in 2004 (4000 litre tank suitable to
supply a 4 bedroom home) and meets, and has been approved
by, Government legislation.
The garden is
extensive. There are also
additional areas of land included in the sale that are
unattached to the plot: approximately 2,500 square
metres of deciduous woodland some 300 yards away, and 500
square metres of fir forest between La
Gacilly and Glenac.

There is a
hard standing area to the rear of the property which,
together with the proximity to the slip, makes the house an
intrinsic part of the boat business.
It is situated
in the Nature Reserve just across a country lane from the
River Aff and is a haven of
peace and tranquillity.
Potential for House
If the house
is not required as a family home it could easily be divided
from the hard standing
(a right of access would have to be negotiated) and
the house modernised and sold off. Once
restored, such a house would realistically be valued at
€200,000. This valuation excludes
the woodland.

Modernisation
This can
easily be undertaken by the average handyman and will occupy
the time during the winter months when the boat maintenance
in dry dock is finished.
This was the
intention of Keith and Margaret, but Margaret’s mother in
England needed increasing care in her latter years during the
winter months and time has not been available to carry out
our initial plans when we first purchased the house.
Margaret's mother has recently passed away.
Serious
thought should be given
to modifications (depending on the size of the family
intending to live in the house) as the house can easily be
divided into a family home and and independant upstairs
appartment for holiday or residential lettings.
Alternatively it could be fitted out to appeal to the B&B
market, thus creating additional income

This tongue and groove oak flooring is
throughout the house, including both
attics. It all needs to be sanded down and
either varnished, polished or waxed or
oiled, depending on the tastes of the new
owners.
It would look spectacular were it to be done
properly.
